Areas Of Usage
​
The Independent Business Centre grants you access to use our premises on a monthly basis to offer your product or service in your designated chosen area which is to be defined in the following paragraph.
The premises constitute the unit /area that you have chosen , please select in the area above.

Membership Payment
​
Payment must be delivered prior to the commencement of the term.
Payments are to be made 24 Hours or preferably 48 Hours before the end of the month.
E-Transfer payments are to be made to ibcyyzbookings@gmail.com , Bank Draft, and Cash are accepted as well. Consecutive late payments or missed payments will not be accepted or tolerated, a maximum of 3 missed payments or late payments will result in your membership being revoked. Prior to this for everyday you are late with payment you will not be granted access until all balances are paid. A deposit of $650.00 is to be held without interest and applied and supplied as a security deposit.

Members Insurance
​
As a member you shall take out and maintain at your own cost and expense comprehensive insurance policies relating to the rented premises and contents thereof ( including plate glass) including all risks coverage in respect to the usage and occupancy of the business centre, and including the usual coverages for business interruption, third party liability automobile policy and tenants legal liability , all of which shall name the Independent Business Centre as an additional named insured , and shall be in place prior to the commencement. On the request of the Independent Business Centre Manager or by the Owners request, the Member shall provide evidence of the existence of such policies and coverages in such form that is satisfactory to management, acting reasonably.
You are responsible for obtaining all necessary permits required for its operation, and agree that the intended use of the rented premises will comply with all federal, provincial , municipal laws, regulations and by-laws in your use of the premises. Anything deemed illegal is grounds for an immediate cancellation of your membership.
You the member acknowledge that the premises forms part of a commercial building and the Independent Business Centre shall have the right to restrict any activity
or operation of any equipment serving the rented premises which The Independent Business Centre deems to be a nuisance to other members within the building, or gets in the way of
business being generated.
Signage
​
The Tenant shall be entitled to affix or display any sign advertisement, lettering or decoration including the tenant's standard sign to affix within their designated unit, any signage that is to be placed outside the building must be brought to the attention of management. Outdoor signage such as banner stands, A Frames, flyers and or posters are fine, but must be removed at the end of the night or placed in a presentable manner .
Event Booking

There is to be no unauthorized events, all events must be registered in advance with a Independent Business Centre booking agent or Manager, there is to be no spontaneous occurrences without the approval from a IBC representative, all members are able to host 4 events a month that will be given to them at a discounted rate of 50% off the original price. Failure to follow this process may lead to a termination of this membership .
Condition of rented premises
The member agrees to accept the premises in the current condition and acknowledge having inspected the premises prior to entering this agreement. Please keep in mind that events will take place , and the venue may or may not be cleaned by the time you arrive. Renovations and improvements will take place from time to
Members Work
​
Any members who wish to add any interior filtering and improvements must use materials of first class quality prior to the opening to the public. Complete architectural and mechanical plans for interior filtering and
improvements indicating clearly the size, finishes, colours graphics, etc, of all the items shall be submitted to the The Independent Business Centre Management for approval and thereafter submitted by the member to the governmental authorities for all necessary permits, prior to any supply and installation by the member, In the event that the members plans cannot be modified in a manner so as to obtain management's approval , then this agreement shall be terminable by The Independent Business Centre.
The member is responsible to pay for all amounts for work , service and materials and shall remove any construction liens that may be outstanding against the rented premises on account of the member's work.
Repairs + Cleaning
You shall maintain the premises and all interior and exterior signs, fixtures, equipment and improvements in good order and condition, make all repairs at your own expense (Depending on the space you have). It is the duty of the member to keep the property clean when something seems to be untidy regardless of who the mess is created by.
Remedies
If the member defaults under this agreement and such default is not remedied by the member within 5 days following the delivery to the member of written notice specifying such default , the I.B.C. may terminate this agreement and may in addition to its other remedies at law, retain any deposits received from the member on account of damages suffered.
Termination
The Independent Business Centre has the right to terminate this membership at anytime, with a reasonable cause . At anytime we believe things are not working out with your membership, we will attempt to mediate the situation before revoking membership.
In the case where the member wants to terminate this agreement they must give 30 days notice. Or they automatically forfeit their security deposit For any reason the member does not comply with the rules of the Independent Business Centre or Landlords request this agreement and month to month membership will be cancelled .

Any knowledge , personal ideas or our operations should not be duplicated by you or any member of your business/family , our intellectual property is not to be copied, stolen or sold , without our knowledge.

Any notice direction or other communication given regarding the matters contemplated by this agreement must be in writing , sent by electronic mail and addressed:
